The City of New Braunfels has launched a new software upgrade that will increase efficiency and communication between City staff and those applying for permits and will give users a central hub where they can more easily upload plans and documents. Click on the image to the right to learn more.
All new residential homes and commercial building permits are now being reviewed through our new plan review software, ProjectDox. Our permitting and construction process requires that certain documents and plans be uploaded after permit issuance and during construction to allow the contractor to proceed with inspections.
The EPR software is an online, cloud-based application, so users must create a separate login and password for the EPR site and the login and password already required for the City’s online permit portal. Once an account has been created on the EPR site, users will be able to upload all plans and documents easily and will be able to coordinate online with City staff during the review process. Only a licensed general contractor / homeowner (homestead only) / design professional can file an application with the Building Division.

Once application is made and paid for, the review process begins and usually takes approximately 20 business days for a first response on commercial projects and 10 business days on residential projects. The City of New Braunfels requires a permit any time an owner intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert, or replace any electrical, gas, mechanical, or plumbing system.

Cosmetic work: Redecorating and minor repair jobs do not require a building permit. This includes replacing cabinets, replacing floor covering, painting and decorating, repairing sheetrock (interior walls only), replacing small areas of siding (if you are not also making structural alterations), replacing plumbing fixtures (if you are not altering the plumbing system), and replacing light fixtures and appliances (if you are not altering or replacing wiring).
